Policies and House Rules
Parking
Parking is provided for up to three vehicles. (Vehicles over 3 can park on Dusty Lane)
Always Parallel Park in provided spots with white lines.
Do not park in the drive lane.
Pro-tip: If you parallel park, this is the best method for every car to easily come and go without having to move any of the others. (To phrase it another way, this would mean backing into the spots.)
- Do Not Park in Drive Lanes!
What Not to Flush
(Spoiler Alert: Only TP can be flushed)
Okay, so Pops is going to get real here. If you put products into the septic system that don’t belong there, we will have to pump it, and it costs $375 every time we pump the septic system.
- We remove the tank lid and check the septic system before and after your stay, and we’ll be able to identify if any of the below items were flushed during your stay. Please make sure all of the occupants understand only toilet paper can go in the toilet.
- No paper towels
- No flushable wipes (put any flushable items in the trash can)
- No feminine products
- FYI: if children throw toys down the toilet, it’s very expensive to get them out
2) For the Sink
- No food
- NO GREASE (grease will clog up the system, and this will also be identifiable when we check before and after your stay)
- Scrape everything into the trash can

Do’s, Don’ts, & Some Helpful Tips
TV
The TV is hooked up to a Roku that runs off of the 5G Verizon network.
You will find that you can access any of Your Entertainment Networks that you currently have accounts with. We have not provided these accounts because we have found that guests prefer to log into their own accounts referencing their current libraries. (please do not make charges on our account)
Push the Insignia remote power button to start TV. The Roku remote will scan through the entertainment networks you desire and control volume. If you have an issue with the TV communicating, hit the input button and the upper right hand corner of the remote and make sure it is set to HDMI 3, or from the home screen, hit the settings button on the Roku remote and page down to settings. Click settings network check connection and you should be back up again.
Porch Fans
Feel free to use the porch lights and fans at your discretion. Please do not adjust the speed or direction of the fans. Thank you
Furniture
Please do not remove rockers or any furniture from the porch. All inside furniture needs to be kept inside including chairs.
Unsilence the Grandfather Clock
Please do not attempt to adjust the time (if you do it incorrectly it will break). If you open the glass door on the face of the clock, to the right you’ll see a silencing finger lever. You can push the lever down to unsilence the clock. When you leave, please return it to the original position.
Makeup Towels
Please do not use the towels we supplied to you for application or removal of makeup. We do have paper towels you can use for this purpose.
Fire Pit
We’ve provided some firewood for you to use during your stay. No big fire. Please do not waste the wood.
Fire Ants
Yes, we have fire ants. We try keeping after them but usually they come out on top. Be careful.

No Pets, Parties, Smoking, or Vaping
We want you to have a five-star experience, so we’ve geared Mimosa Lake for this purpose. For us, that means:
- No pets
- No parties
- No smoking
- No vaping
Fishing Rules
Fishing: Fishing is only upon request. Approved guests who obtain an acknowledged fishing agreement card may fish. No friends of guests may fish.
- All fishing is catch and release. Once fish are caught they must be immediately released. We want to have bigger fish for you next time you come.
- Please don’t take the fish out of the water for more than 30 seconds or they will die. put them back after you take your picture.
- No triple hooks.
- No bobbers.
- No live bait.
- Surface lures only.
PS: If you enjoy hunting turtles; take all you want. We have more than our fair share of turtles in the pond.
WARNING:
Your safety is our highest priority. So please understand that any source of water is a potential for danger or fatality. All occupants should be avid swimmers and capable of maintaining their own safety. We do not have lifeguards. Our agreement (made when you made your booking) requires that you take responsibility for any occupants that may experience a hazardous situation such as but not limited to drowning.
HVAC
Our HVAC system is quite sophisticated. This system will automatically adjust levels when occupants or guests are not in the units. You may readjust these when you return. It also adjusts due to humidity to maintain moisture levels. If one of the guests attempts to override the system there is a $50 fee to have the HVAC contractor come back and reset this. If you have questions or would like to adjust the system beyond its limits you must call the host.
Mimosa Lake Retreat Check Out
When you leave:
- Games dishes glasses anything that’s has been used should be reasonably clean and returned to the original location
- Put all of your dirty towels in the washing machine
- Leave linen on the beds
- Bag all your trash in large black bags and leave them in the driveway by the sign, reserved for Pops or at the near by trash container.
- Shut off all the lights
- Close all the windows
- Leave keys on the porch picnic table (outside)
- Please text us when you’re leaving (704-635-0353)
This will help us get things rolling for the next tenant so maybe they can get in a little earlier. No need to wash the linen. We will do that after your stay.
We understand that sometimes things go wrong and if something has been broken or misplaced please communicate that to us.
Avoid late checkout fees. (check out is just before 11:00 AM)
If no one’s coming in the day you’re checking out and you call us, there might be some wiggle room on this however, you would have to make arrangements in advance.
I’ve even been known to give an extra day away when I can.
